Dana Whitfield holding a sale pending sign in front of a house

About Dana

I made the first-time buyer mistakes, so you won't.

I bought my first home at 29: a 1,400-square-foot ranch in Garner. I paid $9,000 over asking for a house nobody else wanted, skimmed the inspection report, and found out about the crawl space the first time it rained.

That house taught me what first-time buyers need: someone who explains the numbers, reads the fine print with them, and tells them the truth about a house even when it costs a sale. I got my license in 2016 and have worked with first-time buyers almost exclusively since 2018.

Today I live in Five Points with my husband, our loud beagle, and a porch I refinished myself. Badly, then well.

What you can count on

Four promises I make to every buyer, in writing, before we tour a single home.

  1. Plain English

Every form, fee and deadline explained before you sign it. Ask the same question twice. I will answer it twice.

  2. Your budget, not mine

I show homes at or under the payment you choose. I never push you up a price band.

  3. The truth about a house

If I see a problem on a tour, you hear about it on that tour, with a rough cost to fix.

  4. Fast answers

Replies within two hours, 8 AM to 8 PM, Monday to Saturday. Texts welcome.

First home, Garner

Dana explained every number twice. We closed in 34 days, $6,000 under our budget.

We lost two offers before we met Dana. She showed us why, fixed our approach, and our third offer won without going over asking.

First home, Five Points

I texted Dana questions at 10 PM and had answers before breakfast. She talked me out of a house with a $14,000 roof problem.

Dana got the seller to cover $5,200 of our closing costs. That was the difference between buying this year and waiting.

The townhome HOA documents were 140 pages. Dana read them first and flagged the two rules that mattered to us.

Dana's fix list cost us $1,650. We had four offers by Sunday and sold for $11,000 over asking.
