How I sell a starter home

Starter homes sell to first-time buyers. I know what they worry about, so I answer it before they ask.

  1. Price from real sales

Three to five recent sales within a mile, adjusted for size and condition. No guessing high to win your listing.

  2. A short fix list

I walk the house and list the repairs that pay for themselves. Usually under $2,000 of work.

  3. Photos and launch

Professional photos, a floor plan and a Thursday launch, so the first weekend brings every serious buyer.

  4. Negotiate and close

I compare offers on your net, not the headline price, and handle repairs, appraisal and closing.

What you could walk away with

Before you list, I show you a net sheet like this one for your home. Here is an example for a $400,000 sale.

Example only. Your fees, payoff and credits change the numbers. My fee is in writing before you sign anything.
