Neighborhood guides

Where your budget goes furthest.

Four areas where my first-time buyers find homes, with the housing types, price ranges and drive times I see on real tours. Prices are typical starter ranges from my 2026 sales.

Downtown Raleigh skyline rising above a canopy of trees

Downtown and Glenwood South

Condos and townhomes within walking range of restaurants, Moore Square and Dix Park. Good for buyers who want a short commute and little yard work.

Starter price range
$280,000 to $450,000
Typical home
1 to 2 bed condo, 2 bed townhome
Drive to downtown
0 to 10 minutes
Parks nearby
Dix Park, Moore Square

Check the HOA budget and reserves before you offer. A low monthly fee with thin reserves can mean a special assessment later.

Wide residential street lined with oaks in red and orange fall color

Five Points and Mordecai

1920s to 1940s bungalows and cottages on shaded streets, ten minutes from downtown. Smaller homes, bigger character, older systems.

Starter price range
$400,000 to $560,000
Typical home
2 to 3 bed bungalow, 1,100 to 1,500 sq ft
Drive to downtown
5 to 10 minutes
Parks nearby
Fallon Park, Mordecai Historic Park

Budget for a sewer scope and an electrical review on any home built before 1950. I add both to every inspection here.

Paved greenway trail curving through a green spring forest

Garner

Brick ranches, 1990s two-stories and new townhomes, south of Raleigh with quick access to I-40. The most house for the money on this page.

Starter price range
$300,000 to $400,000
Typical home
3 bed ranch, 1,300 to 1,800 sq ft
Drive to downtown
15 to 20 minutes
Parks nearby
Lake Benson Park, White Deer Park

Ask about the roof and HVAC ages on 1990s homes. Many are due, and a seller credit can cover part of the cost.

Cary

Two-story homes and townhomes in planned neighborhoods west of Raleigh, with large parks and greenways. Starter options are mostly townhomes.

Starter price range
$380,000 to $520,000
Typical home
3 bed townhome, 1,600 to 1,900 sq ft
Drive to downtown
20 to 25 minutes
Parks nearby
Bond Park, Black Creek Greenway

Most neighborhoods here have an HOA. Read the rules on fences, parking and rentals before you fall for a house.

A note on school assignments

School assignments in Wake County follow the address and can change from year to year. For any home you like, I show you how to check the district's address lookup so you have the current answer.
