About
Juliette Marsh
Broker Associate with Gulfstone Private Realty. Naples waterfront since 2009. English and French.
My father ran charter boats out of Naples Bay, so I learned the waterfront from the water first. I know which canals silt up, which seawalls were rebuilt after the last storm, and which streets flood on a king tide.
I sold my first home in 2009, the year the market stopped. Nothing sold unless it was priced right, presented well and negotiated hard. I still work that way, with fewer clients at a time than most agents in my price range.

How I work
Three habits behind every sale
i.
Discretion
No sign in the yard unless you want one. Private showings go to verified buyers only, and your home's details stay off the internet until you say otherwise.
ii.
Preparation
Every listing gets a pre-inspection, a survey and elevation review, and a printed property book before the first showing. Buyers' questions get answered before they ask.
iii.
Negotiation
My recent sales closed at 98.2 percent of list price on average. I negotiate repairs, timing and terms with the same care as price.
Behind every listing
A small team I trust
- Marco DelgadoPhotography and film
Shoots every listing at first light and at sunset, plus drone footage of the water approach.
- Anne WhitcombTransaction manager
Tracks every deadline from contract to closing and keeps your attorney and lender in step.
- Sofia ReyesStaging and design
Styles every room for photos within five days, using furniture you already own wherever possible.
Client notes
What clients say
Juliette told us our dock needed work before a buyer found it. We fixed it for $38,000 and sold for $400,000 more than the first offer we had turned down.
As the family office for the buyer, we needed one person who answered every question in writing. Juliette did, every time, usually within the hour.
